That represents an increase of 11 days, or approximately 23%, indicating a slower selling pace than a year earlier. The August 2026 report included 315 residential sales.

Selling times varied by property type and price range. Single-family homes averaged 57 days across 292 sales, while condominiums and townhomes averaged 69 days across 15 sales. By sale price, the MLS’s $200,000–$250,000 category averaged 45 days across 56 sales, compared with 87 days across 23 sales in the $400,000–$500,000 category. Smaller groups can fluctuate considerably, so these figures should be treated as benchmarks rather than predictions for an individual home.

Timing also matters for Cumberland County homeowners planning around a military PCS. The county’s average was 52 days in both May and June 2026, fell to 47 days in July, and increased to 58 days in August. These results show that selling conditions can change even within the summer moving season. Comparing the same month across years provides useful context without assuming that every summer listing will sell faster.

For sellers, these figures help set realistic expectations, but pricing relative to comparable homes, property condition, location, and marketing all influence an individual listing’s performance.
